Relish in lush green mountains, and the bright blue waters of the lagoon by day and the shadowed mountain peaks and bright city lights by night. Designed with this view in mind, you can enjoy it from every room in the villa.
Spend your days poolside on the outside terrace that extends the width of the villa featuring an oversized pool, and lounge chairs for six. No need to go inside to eat, connected to the terrace is a covered area for outside dining enclosed by flowing white drapes and lit by harmoniously colored glass lights. From the terrace, step into the main living space that features an open-concept design with high ceilings, coastal home décor and a seamless transition from the kitchen, dining, and living area. Marble countertops and a breakfast bar await you in the fully-equipped kitchen.
A total of six guests can easily stay in this villa’s three bedrooms that all have direct access from the pool terrace, and each suite boasts its own view, with its own distinct, ocean-inspired furnishings. Two of the three bedrooms have king-sized beds, and the third bedroom has two twin beds. All suites have TV, air conditioning and en-suite bathrooms.
The villa has access to a private boat dock and is located within minutes of the beautiful Terres Basses beaches.

Tax & Service - 10.00%
Cancellation Policy
Twenty-five percent of the rent is due within 7 days of the Property Rental Agreement issue date to confirm the reservation. Failure to make this payment subjects the reservation to automatic cancellation without notice. The balance due of rent, Government Tax, and any additional fees must be paid in full at least 90 days prior to the date of arrival. There is a 10% tax and service fee on top of the gross rate. Payment can be made by certified check (payable to St. Martin Sotheby’s International Realty), by credit card (Visa / MasterCard only), and by wire. Only ONE credit card will be accepted from a rental party for property payment. For credit card payments there is a 2% credit card fee. Wire payment fees are to be covered by the renter.
All cancellations and any request for changes to the renter's reservation (such as date changes or changes in the number of persons) must be made IN WRITING and sent by email.
High and Low Season Cancellation policy:
* ●  If the renter cancels more than 60 days prior to the arrival date, 25 percent of the total rent will be retained by St. Martin Sotheby’s International Realty as full liquidated damages. 

* ●  If the renter cancels 60 to 30 days prior to the arrival date, St. Martin Sotheby’s International Realty will retain 50 percent of the total gross rent as full liquidated damages. 

* ●  If the renter cancels within 30 days of the arrival date, St. Martin Sotheby’s International Realty will retain 100 percent of the total rent as full liquidated damages. 
Holiday bookings have their own payment and cancellation policies (Holiday season is during the two weeks of Christmas and New Years): 

● Full payment is due 90 days before arrival date
Holiday Cancellation Policy:
* ●  If the renter cancels more than 90 days prior to the arrival date, St. Martin Sotheby’s International Realty retains 50% of the gross rental fee 

* ●  If the Renter cancels less than 90 days prior to the arrival date, St. Martin Sotheby’s International Realty retains 100% of the gross rental fee. 
In rare cases, the property owner at his or her discretion may allow renters to rebook at a later date, without penalty to the renter. We highly recommend travel insurance! 
Payment should be sent in on time to avoid cancellation of the reservation. If it is necessary to change or cancel any portion of the services that have already been booked, please notify St. Martin Sotheby's International Realty IN WRITING (by email). No-shows, late arrivals, a reduction in the number of guests after the arrival and early departures after arrival are non-refundable. No refunds will be granted unless there is a serious problem which cannot be remedied within 24 hours, and/or which causes the Guest(s) extreme, undue discomfort or serious inconvenience. Guests who abandon their property without notifying St. Martin Sotheby’s International Realty agree they have no right to compensation.

Force Majeure
The performance of this Agreement by either party is subject to acts of God, government authority, disaster or other emergencies, any of which make it illegal or impossible to provide the facilities and/or services for the property rental. It is provided that this Agreement may be terminated for any one or more of such reasons by written notice from one party to the other without liability.
In rare cases, the property owner at his or her discretion may allow renters to rebook at a later date, without penalty to the renter. We highly recommend travel insurance!
