Situated on five acres of elevated beachfront, Libellule enjoys complete privacy while providing direct access, via a private pathway, to the pristine beach of Baie Rouge.

A gently sloping driveway from the gated entrance passes through abundant tropical gardens flanked by a staggering water view over the lagoon and leads up to the main entrance and the glittering view of the Caribbean Sea. To the right of the ascending driveway is the pool house with an impressive pool overlooking the lagoon and the beautiful Caribbean sunsets. The terrace provides a comfortable lounging area and a covered patio for al fresco dining.

Leading off the living area is a large and welcoming kitchen with light wood cabinetry, a central island, double sinks, and Bosch appliances including two large refrigerators, an oven and a microwave, and a Siemens gas cooktop. A stone pathway lined with cashew trees leads from the kitchen to a delightful octagonal breakfast gazebo overlooking the sea and the beach of Baie Rouge just below.

Each of the five bedrooms, independent from the main living areas are accessed from the exterior and follow the natural slope of the property. Two bedrooms are situated on the main level and are accessed from the courtyard including the brand new master bedroom with its relaxing beige and white décor, ample closet space, and its own terrace overlooking the lagoon and gardens. The en-suite bathroom features a glass-walled shower, double vanities, and a separate toilet and bidet. The villa is conveniently located within the exclusive residential enclave of Terres Basses in French St. Martin and is close to restaurants, a gourmet French bakery, and a grocery store on the French side. The casino and bars of the village of Maho and the restaurants of Porto Cupecoy are just across the border on Dutch side St. Maarten and an easy ten-minute drive. The Princess Juliana International airport, also on the Dutch side of the island is just a short fifteen-minute drive from the villa.

Tax & Service - 10.00%
Cancellation Policy
Twenty-five percent of the rent is due within 7 days of the Property Rental Agreement issue date to confirm the reservation. Failure to make this payment subjects the reservation to automatic cancellation without notice. The balance due of rent, Government Tax, and any additional fees must be paid in full at least 90 days prior to the date of arrival. There is a 10% tax and service fee on top of the gross rate. Payment can be made by certified check (payable to St. Martin Sotheby’s International Realty), by credit card (Visa / MasterCard only), and by wire. Only ONE credit card will be accepted from a rental party for property payment. For credit card payments there is a 2% credit card fee. Wire payment fees are to be covered by the renter.
All cancellations and any request for changes to the renter's reservation (such as date changes or changes in the number of persons) must be made IN WRITING and sent by email.
High and Low Season Cancellation policy:
* ●  If the renter cancels more than 60 days prior to the arrival date, 25 percent of the total rent will be retained by St. Martin Sotheby’s International Realty as full liquidated damages. 

* ●  If the renter cancels 60 to 30 days prior to the arrival date, St. Martin Sotheby’s International Realty will retain 50 percent of the total gross rent as full liquidated damages. 

* ●  If the renter cancels within 30 days of the arrival date, St. Martin Sotheby’s International Realty will retain 100 percent of the total rent as full liquidated damages. 
Holiday bookings have their own payment and cancellation policies (Holiday season is during the two weeks of Christmas and New Years): 

● Full payment is due 90 days before arrival date
Holiday Cancellation Policy:
* ●  If the renter cancels more than 90 days prior to the arrival date, St. Martin Sotheby’s International Realty retains 50% of the gross rental fee 

* ●  If the Renter cancels less than 90 days prior to the arrival date, St. Martin Sotheby’s International Realty retains 100% of the gross rental fee. 
In rare cases, the property owner at his or her discretion may allow renters to rebook at a later date, without penalty to the renter. We highly recommend travel insurance! 
Payment should be sent in on time to avoid cancellation of the reservation. If it is necessary to change or cancel any portion of the services that have already been booked, please notify St. Martin Sotheby's International Realty IN WRITING (by email). No-shows, late arrivals, a reduction in the number of guests after the arrival and early departures after arrival are non-refundable. No refunds will be granted unless there is a serious problem which cannot be remedied within 24 hours, and/or which causes the Guest(s) extreme, undue discomfort or serious inconvenience. Guests who abandon their property without notifying St. Martin Sotheby’s International Realty agree they have no right to compensation.

Force Majeure
The performance of this Agreement by either party is subject to acts of God, government authority, disaster or other emergencies, any of which make it illegal or impossible to provide the facilities and/or services for the property rental. It is provided that this Agreement may be terminated for any one or more of such reasons by written notice from one party to the other without liability.
In rare cases, the property owner at his or her discretion may allow renters to rebook at a later date, without penalty to the renter. We highly recommend travel insurance!
Payment should be sent in on time to avoid cancellation of the reservation. If it is necessary to change or cancel any portion of the services that have already been booked, please notify St. Martin Sotheby's International Realty IN WRITING (by email). No-shows, late arrivals, a reduction in the number of guests after the arrival and early departures after arrival are non-refundable.
