The villa has a picturesque flower-lined path to the beach and a large classic pool with terracotta tiled terrace and stylish poolside lounging. A comfortable poolside gazebo provides shaded lounging and a BBQ area.
Upper levels house the main living spaces including an elegant outside lounge with ceiling fans and a fabulous panoramic view over the ocean and the nearby island of Anguilla. An arched balcony runs the length of this level opening out from a dining and living area and a large, well-equipped mahogany kitchen with generous counter space and a central island.
The 3 air-conditioned bedrooms each have king-size beds, satellite TVs, ceiling fans and elegant en-suite bathrooms. Other amenities include a stereo sound system throughout the villa and wifi.

Please be aware a cat is on-site and two dogs are on the property but have no access to the villa.

Apolline was fantastic! It was wonderful to have someone on island to address all of our little questions, and provide recommendations/make reservations, always available. The villa was the absolute perfect situation for our 3 person family, with the views, shade, pool and privacy of being above and back from the water, but with the ability to use the water (which we did every day) by 30 meter walk through the privacy fence. The two shaded pavillions, with the huge pool, were perfect for us.

Tax & Service - 10.00%
Cancellation Policy
Twenty-five percent of the rent is due within 7 days of the Property Rental Agreement issue date to confirm the reservation. Failure to make this payment subjects the reservation to automatic cancellation without notice. The balance due of rent, Government Tax, and any additional fees must be paid in full at least 90 days prior to the date of arrival. There is a 10% tax and service fee on top of the gross rate. Payment can be made by certified check (payable to St. Martin Sotheby’s International Realty), by credit card (Visa / MasterCard only), and by wire. Only ONE credit card will be accepted from a rental party for property payment. For credit card payments there is a 2% credit card fee. Wire payment fees are to be covered by the renter.
All cancellations and any request for changes to the renter's reservation (such as date changes or changes in the number of persons) must be made IN WRITING and sent by email.
High and Low Season Cancellation policy:
* ●  If the renter cancels more than 60 days prior to the arrival date, 25 percent of the total rent will be retained by St. Martin Sotheby’s International Realty as full liquidated damages. 

* ●  If the renter cancels 60 to 30 days prior to the arrival date, St. Martin Sotheby’s International Realty will retain 50 percent of the total gross rent as full liquidated damages. 

* ●  If the renter cancels within 30 days of the arrival date, St. Martin Sotheby’s International Realty will retain 100 percent of the total rent as full liquidated damages. 
Holiday bookings have their own payment and cancellation policies (Holiday season is during the two weeks of Christmas and New Years): 

● Full payment is due 90 days before arrival date
Holiday Cancellation Policy:
* ●  If the renter cancels more than 90 days prior to the arrival date, St. Martin Sotheby’s International Realty retains 50% of the gross rental fee 

* ●  If the Renter cancels less than 90 days prior to the arrival date, St. Martin Sotheby’s International Realty retains 100% of the gross rental fee. 
In rare cases, the property owner at his or her discretion may allow renters to rebook at a later date, without penalty to the renter. We highly recommend travel insurance! 
Payment should be sent in on time to avoid cancellation of the reservation. If it is necessary to change or cancel any portion of the services that have already been booked, please notify St. Martin Sotheby's International Realty IN WRITING (by email). No-shows, late arrivals, a reduction in the number of guests after the arrival and early departures after arrival are non-refundable. No refunds will be granted unless there is a serious problem which cannot be remedied within 24 hours, and/or which causes the Guest(s) extreme, undue discomfort or serious inconvenience. Guests who abandon their property without notifying St. Martin Sotheby’s International Realty agree they have no right to compensation.

Force Majeure
The performance of this Agreement by either party is subject to acts of God, government authority, disaster or other emergencies, any of which make it illegal or impossible to provide the facilities and/or services for the property rental. It is provided that this Agreement may be terminated for any one or more of such reasons by written notice from one party to the other without liability.
In rare cases, the property owner at his or her discretion may allow renters to rebook at a later date, without penalty to the renter. We highly recommend travel insurance!
