Arriving at the main gates of Casa de la Playa, you will no doubt feel like a celebrity arriving at your very own private Caribbean estate. The long cobblestoned driveway, lined by the lush and vibrant gardens, is everyone's dream villa holiday entrance. Walk through the front door and you immediately see the blues of the pool and the Caribbean Sea beyond. Nothing can prepare you for what you will find behind the enormous iron gates of Casa de la Playa.

The Great Room, with vaulted ceilings made from Brazilian Cherry hardwood, has large sliding glass doors that open to the al-fresco dining table, covered terrace, and expansive pool deck. Including a grand piano and billiard table, the Great Room also includes a large TV screen with surround sound all connected to the villa's main Apple theatre system which includes over 700+ downloaded movies & current TV shows. Just off the Great Room you will find a fully equipped office including a Mac desktop computer and printer for guest use.

The large gourmet kitchen, attached to the Great Room, is a chef's dream, and what better way to enjoy the kitchen than to have all your meals prepared by the in-house Chef and served by the villa's Butler. Your only worry is what is on the menu, not who will be cooking!

The 5 bedrooms are laid out so they each enjoy beach views from their private access under the covered terrace. The master bedroom, secluded from the Great Room, boasts 800 sq. ft of living space including a large en-suite bathroom with a soaking tub and an immense rain shower. The 4 other bedrooms, split 2 and 2 on either side of the Great Room, provide similar amenities with large garden view en-suite bathrooms. Great for families, one bedroom provides 2 double beds, so the kids will not have to share. With large vaulted ceilings like the Great Room, each bedroom is a private oasis.

Take in the 400 ft. worth of west-facing beach views from the pool, with diving board, or better yet from the villa's rooftop patio with built-in daybed. When the conditions are right you can see neighboring islands Saba, St. Eustatius, and St. Kitts. And if the property does not already offer enough in fun amenities, why not enjoy an outdoor movie from the villa's garden. Allow the caretaker to set it up for you and you can watch a recent release with your loved ones right under the stars.

Located in the exclusive gated community of the Terres Basses on the French side of St-Martin, on the same beach as the famed La Samanna resort, you are only 15 minutes to the Juliana International Airport, 15 minutes to the quaint Creole town of Marigot, and a further 15 minutes to Grand Case, Hope Estate and Cul de Sac.

Tax & Service - 10.00%
Cancellation Policy
Twenty-five percent of the rent is due within 7 days of the Property Rental Agreement issue date to confirm the reservation. Failure to make this payment subjects the reservation to automatic cancellation without notice. The balance due of rent, Government Tax, and any additional fees must be paid in full at least 90 days prior to the date of arrival. There is a 10% tax and service fee on top of the gross rate. Payment can be made by certified check (payable to St. Martin Sotheby’s International Realty), by credit card (Visa / MasterCard only), and by wire. Only ONE credit card will be accepted from a rental party for property payment. For credit card payments there is a 2% credit card fee. Wire payment fees are to be covered by the renter.
All cancellations and any request for changes to the renter's reservation (such as date changes or changes in the number of persons) must be made IN WRITING and sent by email.
High and Low Season Cancellation policy:
* ●  If the renter cancels more than 60 days prior to the arrival date, 25 percent of the total rent will be retained by St. Martin Sotheby’s International Realty as full liquidated damages. 

* ●  If the renter cancels 60 to 30 days prior to the arrival date, St. Martin Sotheby’s International Realty will retain 50 percent of the total gross rent as full liquidated damages. 

* ●  If the renter cancels within 30 days of the arrival date, St. Martin Sotheby’s International Realty will retain 100 percent of the total rent as full liquidated damages. 
Holiday bookings have their own payment and cancellation policies (Holiday season is during the two weeks of Christmas and New Years): 

● Full payment is due 90 days before arrival date
Holiday Cancellation Policy:
* ●  If the renter cancels more than 90 days prior to the arrival date, St. Martin Sotheby’s International Realty retains 50% of the gross rental fee 

* ●  If the Renter cancels less than 90 days prior to the arrival date, St. Martin Sotheby’s International Realty retains 100% of the gross rental fee. 
In rare cases, the property owner at his or her discretion may allow renters to rebook at a later date, without penalty to the renter. We highly recommend travel insurance! 
Payment should be sent in on time to avoid cancellation of the reservation. If it is necessary to change or cancel any portion of the services that have already been booked, please notify St. Martin Sotheby's International Realty IN WRITING (by email). No-shows, late arrivals, a reduction in the number of guests after the arrival and early departures after arrival are non-refundable. No refunds will be granted unless there is a serious problem which cannot be remedied within 24 hours, and/or which causes the Guest(s) extreme, undue discomfort or serious inconvenience. Guests who abandon their property without notifying St. Martin Sotheby’s International Realty agree they have no right to compensation.

Force Majeure
The performance of this Agreement by either party is subject to acts of God, government authority, disaster or other emergencies, any of which make it illegal or impossible to provide the facilities and/or services for the property rental. It is provided that this Agreement may be terminated for any one or more of such reasons by written notice from one party to the other without liability.
In rare cases, the property owner at his or her discretion may allow renters to rebook at a later date, without penalty to the renter. We highly recommend travel insurance!
Payment should be sent in on time to avoid cancellation of the reservation. If it is necessary to change or cancel any portion of the services that have already been booked, please notify St. Martin Sotheby's International Realty IN WRITING (by email).
