Through solid glass doors, the stunning view greets you. Inside, panoramic vistas span the great room like a master painting. The turquoise mosaic lined infinity pool creates a seamless visual transition from the interiors out to the sapphire sea, green mountains, Baie Rouge Beach, and onto Marigot, Pic Paradis, and the edge of Grand Case. It is a perfect place to watch the ever-changing tropical sky.

The spacious terrace, with covered and open spaces, extends the length of the villa. It is filled with private spots and gathering areas for lounging, sunning, and dining. Indonesian river pebbles are creatively used to define spaces. Beautiful teak pergolas balance the terrace. For a quiet escape, a Thai pavilion is in the lower garden.

The interiors take full advantage of the view and outdoors. The great room is open and airy with a unique beamed ceiling, more like art than architecture. It is a stylish space with sleek contemporary lines blended with exotic touches; teak and rattan furniture are adorned with neutral fabrics and interesting art and decor. The interior layout makes this villa perfect for multi-generational families. The expansive great room seamlessly blends the lounging and dining areas with a beautiful modern kitchen in elegant woods, upscale appliances, and a view.

Four bedrooms, two masters and two smaller rooms, are all under one roof, each with a brilliant view and serene decor in white with gentle pops of color. The en-suite bathrooms exude a beautiful spa style attitude. The two masters have fabulous outdoor showers and tubes open to the sky. The fifth bedroom is a huge apartment on the lower level with an interior and exterior entrance plus a kitchenette and large private terrace.

The villa has a large games room on the lower level with a foosball and ping pong table and a bar that has views into the swimming pool. The property also has a volleyball and bocce court.

You are secluded, yet close to amenities. The fabulous restaurants and food purveyors in Porto Cupecoy are a few minutes’ drive. You are 8 minutes to the French capital of Marigot, with its shops, restaurants, markets, and galleries, and 10 minutes to the airport. Grand Case and Philipsburg are 30 minutes away.

Tax & Service - 10.00%
Cancellation Policy
Twenty-five percent of the rent is due within 7 days of the Property Rental Agreement issue date to confirm the reservation. Failure to make this payment subjects the reservation to automatic cancellation without notice. The balance due of rent, Government Tax, and any additional fees must be paid in full at least 90 days prior to the date of arrival. There is a 10% tax and service fee on top of the gross rate. Payment can be made by certified check (payable to St. Martin Sotheby’s International Realty), by credit card (Visa / MasterCard only), and by wire. Only ONE credit card will be accepted from a rental party for property payment. For credit card payments there is a 2% credit card fee. Wire payment fees are to be covered by the renter.
All cancellations and any request for changes to the renter's reservation (such as date changes or changes in the number of persons) must be made IN WRITING and sent by email.
High and Low Season Cancellation policy:
* ●  If the renter cancels more than 60 days prior to the arrival date, 25 percent of the total rent will be retained by St. Martin Sotheby’s International Realty as full liquidated damages. 

* ●  If the renter cancels 60 to 30 days prior to the arrival date, St. Martin Sotheby’s International Realty will retain 50 percent of the total gross rent as full liquidated damages. 

* ●  If the renter cancels within 30 days of the arrival date, St. Martin Sotheby’s International Realty will retain 100 percent of the total rent as full liquidated damages. 
Holiday bookings have their own payment and cancellation policies (Holiday season is during the two weeks of Christmas and New Years): 

● Full payment is due 90 days before arrival date
Holiday Cancellation Policy:
* ●  If the renter cancels more than 90 days prior to the arrival date, St. Martin Sotheby’s International Realty retains 50% of the gross rental fee 

* ●  If the Renter cancels less than 90 days prior to the arrival date, St. Martin Sotheby’s International Realty retains 100% of the gross rental fee. 
In rare cases, the property owner at his or her discretion may allow renters to rebook at a later date, without penalty to the renter. We highly recommend travel insurance! 
Payment should be sent in on time to avoid cancellation of the reservation. If it is necessary to change or cancel any portion of the services that have already been booked, please notify St. Martin Sotheby's International Realty IN WRITING (by email). No-shows, late arrivals, a reduction in the number of guests after the arrival and early departures after arrival are non-refundable. No refunds will be granted unless there is a serious problem which cannot be remedied within 24 hours, and/or which causes the Guest(s) extreme, undue discomfort or serious inconvenience. Guests who abandon their property without notifying St. Martin Sotheby’s International Realty agree they have no right to compensation.

Force Majeure
The performance of this Agreement by either party is subject to acts of God, government authority, disaster or other emergencies, any of which make it illegal or impossible to provide the facilities and/or services for the property rental. It is provided that this Agreement may be terminated for any one or more of such reasons by written notice from one party to the other without liability.
In rare cases, the property owner at his or her discretion may allow renters to rebook at a later date, without penalty to the renter. We highly recommend travel insurance!
Payment should be sent in on time to avoid cancellation of the reservation. If it is necessary to change or cancel any portion of the services that have already been booked, please notify St. Martin Sotheby's International Realty IN WRITING (by email).
